Each construction project, whether large or small, has a ton of unique moving parts  – timelines, budgets, teams, constraints, scope – that must be actively managed. Furthermore, the inevitable changes that occur during a project create shifting sands that necessitate constant re-strategizing efforts and reevaluations of project plans. Ultimately, any lack in coordination almost always causes projects to run over budget or past deadlines. Even with the best of intentions and good faith efforts being made, things can still fall through the cracks.

More often than not, it falls to the owner to pick up the pieces; to coordinate efforts, keep information up-to-date, identify gaps in communication, make site visits on-demand, and make sure everyone is doing what they should, when they should. For owners who enjoy more agency and creative freedom with regard to design details, the job can be that much more daunting.

BL Projects is your representative, your knowledgeable boots on the ground, making sure your interests are being prioritized at each step of the way. In addition to helping create and define your design vision, my scope of work includes handling finances, managing project schedules, building and leveraging relationships, facilitating communication, and overseeing quality and workmanship. I am your ally, helping to break down and translate complex or confusing issues, managing conflicts on your behalf, and advising when faced with uncertainty about how to proceed.

In most cases, AEC teams (architectural, engineering & construction) appreciate working with skilled owner’s representatives. Giving all team members a single, accessible point of contact expedites all processes, provides clarity whenever there is confusion, and keeps the project moving forward. Everyone can simply focus on their respective areas of expertise, and you can focus on everything else in your life.

ABOUT Me.

I’m Bella. I live and work in Santa Barbara, CA. I have spent most of my professional life managing projects of all sizes and subjects, from retail, to manufacturing, to personnel. 

I initially got involved in construction project management after remodeling my own home, and realizing that despite assembling a capable team, the project required my constant attention and involvement. Adding what amounted to an additional full-time job to my plate was stressful and exhausting in a way I hadn’t anticipated, despite the fact that I was enthusiastic about the endeavor. My sleep suffered, my relationship suffered, my other work suffered, to say nothing of my finances and my schedule. It occurred to me that my experience likely wasn’t unique. 

I decided to put my background in project management and passion for design to use and began looking for opportunities to get formally involved in the industry. I founded BL Projects in 2021 and have since had the opportunity to successfully facilitate projects large and small, residential and commercial, helping owners avoid the numerous pitfalls that all-too-often characterize a construction project. These pitfalls cause excessive added costs, unending timelines, and immense personal stress. My goal is to add clarity, minimize risk, mitigate unwanted surprises and bring some peace to the process of building.
